How often should you reseal grout in an LA bathroom

The test that actually matters

Before scheduling anything, do the water test. Drop a few drops of water on the grout between tiles. If it beads up and sits for 30+ seconds before soaking in, the sealer is still active. If it darkens the grout within 10 seconds, time to reseal.

This test is more reliable than any calendar schedule. Grout sealer degrades unevenly — the corners of the shower near the tile edge wear out before the big flat center area, and the bottom of the wall (most water exposure) before the top.

The LA calendar by neighborhood

Coastal (Venice, Santa Monica, Marina del Rey, Playa Vista): reseal every 18 months. Coastal humidity stays 70%+ year-round; sealers break down faster, mildew grows at every micro-crack.

Westside / mid-city (Beverly Hills, Westwood, Culver City, Hancock Park): reseal every 24 months. Mixed humidity, moderate sun exposure.

Inland / Valley (Van Nuys, Studio City, Burbank, Pasadena): reseal every 30–36 months. Drier air, sealer lasts longest here.

Hillside with excellent ventilation (Hollywood Hills, Silver Lake): reseal every 36 months. Good airflow through open windows extends sealer significantly.

Why regrout vs. reseal matters

Resealing is a surface treatment — you apply a penetrating sealer over existing grout. It\'s a 30-minute job per bathroom; $120–240 with labor and sealer.

Regrouting is a full refresh — you grind out the old grout (dust, 1–2 hours), apply new grout, and seal the new grout. It\'s a $380–780 project. You only regrout when the existing grout is cracked, missing in spots, or permanently discolored beyond cleaning. Dirty-but-intact grout just needs cleaning + resealing, not regrouting.

Post-earthquake inspection

• New hairline cracks in grout lines (usually cosmetic, fill with flexible epoxy grout)
• Grout chunks missing at tile corners (open pathway for water into substrate — fix within a month)
• Loose tiles that move when pressed (substrate may be compromised — inspect behind before regrouting)

An earthquake can shave 6–12 months off your sealer life because the movement creates micro-channels for water. If you\'re due for a reseal anyway, doing it post-earthquake makes sense as an all-in-one refresh.

DIY vs. pro

DIY reseal is reasonable — applicator pads at Home Depot, $15 sealer, 30 minutes per bathroom. The only things a DIYer typically gets wrong: applying over dirty grout (clean first), not wiping excess off tile face (leaves haze), and not allowing 24-hour cure before water exposure.

Where a pro is worth it: the first reseal after regrouting (gets the cadence right, verifies no missed spots), and in showers where caulk at the tub-to-tile joint also needs replacement (we do both in one visit, $200–300 combined).

What causes sealer to fail early

• Cleaning with bleach-based cleaners (damages sealer — use tile-safe enzymatic cleaners instead)
• Hard-water deposits not wiped after showers (mineral scale wears the sealer mechanically)
• Running the shower at max hot — steam + heat break down sealer faster than normal humid air
• Using white vinegar as a cleaner — acidic, dissolves sealer over time

What this saves you
