Our LA pros use the right pressure for the surface: 3,000–4,000 PSI for concrete driveways, 1,200–1,500 PSI for wood decks, and soft-wash (sub-500 PSI + detergent) for stucco and painted wood. The wrong pressure gouges soft surfaces — we match equipment to the job.

Los Angeles specifics
LA stucco (most homes): hard pressure wash on stucco blasts out the sand layer and creates bare spots you can\'t paint back invisibly. We soft-wash — low pressure + algicidal detergent, let dwell 10 minutes, rinse. Results same, surface intact.
Oil stains on driveways (LA commuter cars): hot-water + degreaser dwell gets 80–90% out. Old embedded stains (>2 years) may leave ghost. For fully clean, apply concrete resurfacer after wash.
LADWP water conservation: during drought emergencies (declared periodically in LA), residential pressure washing may be restricted to essential surfaces only, or require rinse-water recovery (capture runoff). We have mats + wet-vac if a recovery setup is required. Check current LADWP restrictions.
Coastal homes (Venice, Santa Monica): salt-air corrosion discolors aluminum trim and stainless. A proper wash extends paint and metal life 2–3 years. Recommend quarterly at coast vs. annual inland.
Pool decks (common in LA): pool decks get chlorine + UV damage, need gentler handling. We use detergent soaks + low-pressure rinse. Never use acid washes on pool decks — damages the concrete and can alter pool pH.

Will pressure washing damage my stucco?
Not if done right. We soft-wash stucco (sub-500 PSI + algicide dwell). Aggressive pressure on stucco blasts the sand layer off and creates repaintable patches — we never do that.
My driveway has oil stains from years of parking — can they come out?
Fresh stains (under 1 year): 80–90% removal with hot-water + degreaser. Old stains: 50–70% — a ghost may remain. For fully clean, apply a concrete resurfacer post-wash; adds $400–800 but renews the driveway.
How long before I can walk/drive on it?
Concrete: 1–2 hours to dry (not slippery after). Wood deck: 4–8 hours. Stucco: 2–4 hours. In LA's warm climate, things dry faster than humid climates.
Can you pressure-wash my roof?
No — we don't do roofs. Roof cleaning is specialty (risk of cracking tiles or forcing water under shingles). We refer to specialty roof-softwash contractors.
Is this safe for my plants and landscaping?
Yes with prep. We pre-wet plants adjacent to wash area (dilutes any detergent runoff). Some detergents (especially algicides) are phytotoxic; we use plant-safe mixes for walls near beds. Mention specific delicate plants in advance.
Do you need me to provide water or an outlet?
We bring hoses and electric pressure washer (or gas, for big jobs). You provide hose bib + standard 110V outlet. For rinse-recovery setups, we also bring wet-vac + mats.
How often should I pressure-wash in LA?
Driveway: every 1–2 years. Walkways: yearly. House stucco: every 2–3 years (sooner if shaded / north-facing). Coastal homes: every 1–2 years to fight salt corrosion. Pool decks: yearly.
