Permits, codes, and safety

Most property management handyman work is permit-free: paint, drywall patch, fixture swap, lock rekey, appliance install. Exceptions: water heater replacement (plumbing permit), electrical panel work (electrical permit), and structural modifications. We flag permit-required work during assessment and coordinate licensed trades when needed.
