DIY vs. hire — which makes sense for your job

When DIY works

Filling nail holes with spackle and touching up paint with a leftover can — easy DIY. Replacing outlet covers takes a screwdriver and 10 minutes per room.

When to hire

When the punch list has 15+ items across multiple categories (paint, plumbing, electrical, hardware) and needs to be done in one day between tenants, a handyman visit pays for itself in speed. A pro handles a standard 2-bedroom turnover in 4-6 hours.

Permits, codes, and safety

Move-in/move-out work is almost entirely permit-free. The exception: if you are replacing a water heater or modifying gas lines, that requires a permit and licensed plumber. Lock rekey, paint, drywall patch, fixture swap — all handyman-scope, no permits.
